What's it like to live in a timber apartment building? We asked the residents of Timber Praha

Timber buildings are becoming increasingly common in Europe. While multi-story structures made of CLT panels have long been a standard feature of urban development in Austria, Germany, and the Scandinavian countries, this type of eco-friendly housing is only just beginning to establish a firm foothold in the Czech Republic. This makes the firsthand experiences of people already living in such homes all the more interesting.

To better understand what life is like in our first project of multi-story wooden apartment buildings, Timber Praha, we asked our residents. We surveyed the owners of all 62 apartments—and received responses from more than a quarter of the respondents. And the results speak for themselves: they love living in a timber building.

The vast majority of residents are satisfied.

When asked about their overall satisfaction with living at Timber Praha, 62.5% of respondents answered "very satisfied," and another 31.3% answered "somewhat satisfied." This brings overall satisfaction to 93.8%—a figure that truly pleases us. It also suggests that, looking ahead, timber-based residential buildings can secure a firm place in the Czech real estate market.

The question regarding recommendations yielded similarly positive results: 87.6% of residents would recommend living in a timber building to people they know.

What do residents appreciate the most?

We delved even deeper—when asked, "What do you like about Timber Praha?", three attributes clearly stood out: the atmosphere of the timber building, the project’s intimate scale, and the peace and proximity to nature. We are delighted that the atmosphere of the timber building is one of the most highly appreciated features.

Residents also gave positive ratings to the quality of the indoor environment (air, light, temperature, etc.) and the building's energy efficiency, evidenced by its PENB A rating and BREEAM Excellent certification. In open-ended responses, additional benefits cited included "coziness," "scent of wood," "quality of the project," "good indoor climate," and "pleasant living environment."

Did the living arrangements exceed expectations?

For the residents, Timber Praha represents their first experience living in a timber apartment building. Yet—or perhaps precisely for that reason—87.6% stated that the living experience either exceeded their expectations or fully met them.

For us, Timber Praha is proof that a timber building in an urban setting makes sense—ecologically, aesthetically, and in terms of quality of life. We are pleased that this is confirmed by the people who actually live there.

We address minor issues on an ongoing basis

A new project, new technologies, the first residents—and situations that only fully reveal themselves during day-to-day use. Minor defects requiring attention after move-in are therefore a common feature of any new build.

We are aware of this and handle every claim responsibly. We carefully record, evaluate, and resolve all issues in close cooperation with our suppliers.

We realize that it is not always possible to resolve everything as quickly as we would like. That is why we are continuously improving the entire claims process to make it faster, more efficient, and as convenient as possible for our residents.
